Ivy wraps around the rusty steel balconies, the inside of the bed is made and the kitchen sparkles, and a bike rack is downstairs ready for the next trip to Amsterdam.

These are the “fully equipped designer rentals†at North Orleans, a house halfway between a long-term place to stay and a serviced apartment, perfect for newcomers to the city.

David, an Anglo-Dutch management consultant, recently moved in and appreciates the ease of living in this new development, minutes from the ferry in Amsterdam North. “Convenience is the most important reason I live here,†he says. “Everyone is friendly, they are very flexible and they take care of you.

“I live alone and have looked at a few apartments in De Pijp, but it was either cheaper or the same, with much better facilities. It’s a good deal, especially if you can work remotely and don’t have to be on the other side of Amsterdam every day.

Modern apartments with character, which have their own Restaurant, outdoor garden area and barbecue, are aimed at young professionals, in particular newcomers to the city who do not yet know where they want to live in the longer term.

There are 120 houses, studio apartments with an electric Murphy bed, to more spacious spaces, one bedroom, all with their own balcony. Renters can choose from three different views, one of the sunset in the west, the garden in the south or sunrise in the east.

The upper floors, which offer a breathtaking view of the water, are more expensive, but all apartments have the same amenities: complete furniture and utensils, all SMEG appliances, NorthOrleans designer bike, cleaning once a week, and bed linen and towels. clean.

“It’s great for expats who want to move to Amsterdam, who can just come with a suitcase and have a year to know if they want to live in the north or in the Jordaan,” said managing director Luca Stradmann.

“We have a diplomatic clause so that if they have to leave the Netherlands, they can terminate the contract after six months at no cost. This is a great option for people looking for convenience with a monthly termination after the initial period. Most people have been here for a year and a half, although a few have been here since 2016. ‘

The six-storey building is currently 70% occupied. Prices range from € 990 per month for a studio on the first or second floor, to € 1,750 for a one-bedroom suite (excluding monthly service charges of € 300). Most of the tenants are couples, from over 55 different countries, and there are regular social events and a Facebook group to help them get to know their neighbors.

The high-tech living room includes a system for opening the front door from an application on your phone, an automatic watering system for plants and a modular and customizable storage space. There is, of course, a ‘furiously fast’ internet connection, your own TV, common storage space and bins downstairs, as well as your own personal bike and indoor parking space. On the roof are 280 solar panels, reducing electricity needs by 30% last year.

There are plans to expand the concept to other cities such as Berlin and across Europe, while the developers are constantly improving the site. Then, in the plans, a common area, including workplaces, as well as an authentic Italian pasta restaurant and a café-bar.

While there’s a relaxed and friendly vibe, the apartments aren’t suitable for pets or Airbnb rentals, and the compact living isn’t ideal for kids. Another bonus, however, is that it is possible to register your official address here with the town hall from the start.

“Everything is new and modern, it’s a luxury place,†adds David. “If you have friends or family there is also a lot of parking nearby, and that’s a rarity! “
